Charbonneau Country Club (CCC) is a homeowners association located in the Charbonneau district of Wilsonville, Oregon, just south of Portland. The association encompasses over 1500 residential homes, including single-family houses, condominiums, townhomes, apartments, and an assisted-living complex. CCC is not a "country club." It is a planned-unit development with a 27-hole golf course, commercial/business center, restaurant, and various recreational facilities.
Every residential household within the Charbonneau district is a member of the Charbonneau Country Club. Members dues pay for the upkeep of a community clubhouse, landscaping of the main thoroughfare of the district, and other common area expenses. A monthly community newspaper, The Villager, is delivered to residents free of charge and is also available for purchase at the local grocery store in Charbonneau's business center.
In addition to the CCC homeowner association, there are twelve smaller, individual homeowner associations within the Charbonneau district. The largest has 258 residential locations and the smallest has six. Each association is responsible for the maintenance and care of neighborhood common areas, including swimming pools, water features such as fountains, and landscaping. Homeowners' dues for these associations differ depending the scope of the common areas and association services.
